Roof Repairs in Horsford - What We Do

Dereham Roofers carries out roof repairs for homeowners in Horsford and the surrounding area, covering everything from a single displaced tile to more involved work on failed ridge mortar, damaged flashings and leaking valleys. A small defect in a roof can allow water in quickly, and the internal damage that follows is nearly always more costly to fix than the roof repair itself.

Getting a roofer to assess the problem properly - and act on it - is the single most important step. But there is often a gap between spotting the problem and getting someone on the roof. What you do during that time matters.

Common Roof Repairs We Carry Out

Roof faults take many forms. Repairs can include:

  • Replacing slipped, cracked or missing clay and concrete tiles
  • Re-bedding and re-pointing ridge and hip tiles where mortar has failed
  • Replacing or re-securing lead, aluminium or zinc flashings at chimneys, party walls and dormers
  • Repairing or replacing leaking valleys
  • Fixing failed or displaced verge mortar and dry-verge units
  • Patching or replacing flat roof sections - felt or EPDM rubber membranes
  • Re-pointing chimney stacks and replacing chimney caps

Each fault has a specific cause. A leaking chimney flashing, for example, might be caused by failed mortar in the raglet joint, or the lead itself may have cracked through thermal movement. Replacing the mortar alone when the lead is the problem means the leak comes back. A proper assessment finds the actual cause.

How to Tell Your Roof Needs Repairing

Many roof problems are visible from the ground if you know what to look for. A pair of binoculars makes this easier. From ground level, signs worth acting on include:

  • Tiles that are sitting at an angle or out of line with the rest of the course
  • White or crumbling mortar on the ridge or hips, or gaps where mortar has fallen away
  • Dark staining on the roof surface below a valley or chimney
  • Thick moss growth, especially near the base of the roof where it is shadier
  • Damp patches or staining on ceilings inside
  • A musty smell in the loft, or visible daylight through the felt or boards

Inside the loft is often the most revealing place to check. Even if you cannot see daylight, damp or discoloured insulation, or staining on the underside of the felt, is a clear sign something is getting in.

Typical Repair Costs

Roofing repair prices depend on what needs doing, how accessible the roof is, and whether scaffolding is needed. The following ranges give a realistic picture for typical domestic repairs:

  • Single tile replacement (including safe access): £100-£250
  • Ridge re-bed and re-point (per section): £500-£900
  • Lead flashing replacement at a chimney: £350-£700
  • Valley repair or re-lead: £400-£900
  • Chimney stack re-point: £300-£600
  • Flat roof patch repair (EPDM or felt): £150-£400

Where scaffolding is required - for chimney work above a certain height, or steeply pitched roofs - expect to add £300-£600 depending on the size and duration of the scaffold. These are typical current UK figures; your actual cost will depend on the specific job.

What to Do While You Wait for a Roofer

This is the angle most roof repair guides ignore. You have spotted a problem, you have called a roofer, but there may be a day or two before anyone can get up on the roof. The decisions you make in the meantime affect how much damage you end up dealing with.

Get Something Under the Leak Immediately

If water is already coming in, your first priority is protecting the inside of the house. Put buckets or containers under any drips. Lay old towels or plastic sheeting on the floor around the area - water tracks sideways across ceilings and can drip some distance from the actual entry point. If ceiling plaster starts to bulge, it is holding a pool of water above it. Keep everyone out of the room and do not poke, prod or pierce it - a waterlogged ceiling can come down without warning.

Move Valuables and Electronics Away from the Area

Electronics, furniture and anything irreplaceable should be moved out of the room or covered with plastic sheeting until the source is confirmed and repaired. Water can track a long way between where it enters the roof and where it appears inside - what looks like a small drip can become a larger intrusion without warning.

Check the Loft if It Is Safe to Do So

If your loft is accessible and safe to enter, it is worth checking what is happening up there. You may be able to see where water is running in, which gives useful information to pass on to the roofer and helps narrow down the repair area. Take a photograph if you can - it is often helpful when the roofer is assessing the job. Do not try to do any work from inside the loft.

Make a Note of When It Leaks

Is the drip constant, or does it only appear during or after heavy rain? Does it seem worse in a particular wind direction? This kind of detail helps a roofer identify the cause more quickly. A drip that only appears during driving rain from one direction, for example, points toward a flashing or verge rather than a straight tile failure.

Check Your Home Insurance

Some buildings insurance policies cover emergency roof repairs or temporary protective measures following sudden damage - for example, storm damage from a tree branch. It is worth checking your policy documents or calling your insurer before spending money, to understand what they will and will not cover. Keep any photographs of the damage as evidence.

What Not to Do Yourself

This section is just as important as the one above. Homeowners regularly make the problem worse by attempting things that seem straightforward but carry real risks - both to themselves and to the roof.

Do Not Get on the Roof

Falls from roofs account for a significant number of serious injuries every year in the UK. A pitched roof, particularly when wet, is not a safe surface to move around on without the right equipment and training. Even a one-storey roof is high enough to cause life-changing injury in a fall. This is not a matter of being cautious - it is simply the reality of working at height without proper access equipment.

Beyond the personal risk, walking on a tiled roof without knowing where to put your weight can crack tiles, disturb mortar or shift flashings that were already marginal. You can create new entry points for water in the process of trying to fix one. Leave roof access to someone with proper ladders, roof hooks and the experience to move around without causing extra damage.

Do Not Apply DIY Sealants or Roof Coatings

A common impulse is to buy a tin of roof sealant or waterproofing paint and apply it from a ladder at the eaves, or to push sealant into a visible crack. The problem is that sealants applied to the wrong surface, or over a damp area, often fail quickly. They can also make the underlying problem harder to diagnose and repair properly - a roofer arriving to find an area covered in black sealant has to work out what is underneath before they can fix the actual fault. Temporary waterproof tape or a tarpaulin secured by a professional in an emergency is a different matter - that is a controlled temporary measure, not an attempted repair.

Do Not Attempt to Re-Lay Tiles from a Ladder

Reaching over from a ladder to push a slipped tile back into position is not safe and is unlikely to work. Tiles interlock with the course below and above them, and pushing one back without releasing the adjacent tiles usually means it does not seat properly and may slip again or cause damage to the surrounding tiles. The fix looks done from the ground but is not.

Do Not Ignore It and Hope It Stops

Roof faults do not self-heal. A slipped tile that lets in a trickle during one rain shower may admit a flood once the wind picks up and drives rain sideways across the roof surface. The longer a fault is left, the more the timbers below are exposed to moisture. Wet timbers develop rot over time, and replacing rotten roof timbers is a much larger job than the tile repair that started it all.

The Repair Process - What to Expect

A proper roof repair starts with safe access and a proper look at the affected area - and often at the surrounding area too. Faults rarely appear in isolation, and a roofer worth their time will tell you if they find anything adjacent to the main problem that is worth dealing with at the same time.

Once the fault is identified, we carry out the repair and check that the area is watertight. We clean up before we leave and explain what we did and what we found. If we spotted anything else of concern, we will tell you directly rather than leave you to discover it later.

Where scaffolding is needed - chimney repairs above a safe ladder height, or work on a steeply pitched roof - we will tell you at the assessment stage so the cost is clear before any work starts.
